Land Auctions – Fall 2025 Market Summary
The South Dakota agricultural land market remained exceptionally strong throughout Fall 2025. Tillable farmland in our region sold between $5,000 and $9,000 per acre, with values influenced by key factors such as location, accessibility, soil ratings and types, drainage, percentage of tillable acres, interest rates, easements, market demand, and commodity prices.
The pasture and grazing land market has also shown remarkable strength. As someone who sells cattle weekly at our local livestock market, I closely monitor cattle prices—and they are currently at historic highs. This surge has directly contributed to increased demand and higher prices for quality grazing land, which has been selling in the $3,500 to $4,500 per acre range, with some properties exceeding that depending on location and quality.
We continue to see strong interest from both operators and investors seeking all types of land across Eastern South Dakota. Current trends suggest that land prices will remain robust into 2026, supported by high demand and a limited supply of acres coming to market.
