Tract 1 – SW ¼ Section 5, Township 109N, Range 60W, Beadle County, South Dakota

Also known as: 160 Acres more or less

This is mostly tillable farmland. According to Surety Agridata the weighted average soil rating is an impressive 82.2.  Class II Houdek Proper loams make up 90% of the field. 2024 Taxes – $3,612.54 Josh had purchased a used irrigation system that is included in the sale of this tract. It was never used by Josh and is sold in AS-IS, WHERE-IS condition.

This is mostly tillable farmland. There is a 3 acre grass area in the southeast corner with electricity where Josh had parked his camper. According to Surety Agridata the weighted average soil rating is 63.9 with Class II & III soils. 2024 Taxes – $1,070.54

Tract 3 – Combination of Tract 1 & Tract 2 – 220 acres +/-

This 220 acre tract has an average soil rating of 77.  According to FSA there are 215.57 cropland acres. Corn book acres of 51.12 with a PLC yield of 117 and Soybean base acres of 32.58 with a PLC yield of 32. 2024 Taxes 4,683.08

Terms: Cash to Seller at closing. With 10% earnest money down day of auction with signed purchase agreement with balance to be paid at closing on or before 45 days from auction. Closing service fees and title insurance to be divided equally between buyer and seller 50/50. Seller will pay 2024 taxes due in 2025 and Buyer will be responsible for 2025 taxes due in 2026.
